Mike DeSantis shared a couple of stories recently that distinguish a mortgage broker from a bank lender.

First Story
A couple came to Mike with $400K cash in hand to put down on a $1 Mil+ house in Cambridge MA. They couldn't find a bank to finance the difference, because he was a resident alien. The borrower's wife was a US citizen. In Mike's business, he has established ties to a variety of lenders and financial business partners, and is quite familiar with specific programs to handle unique problems such as this one. One of his alliance partners accepted this couple and Mike was successful securing suitable financing at market rates.
Second Story
Here's a guy who wanted to refinance his home and discovered he had a Rolling 30-Day Late on his credit report. The borrower thought he paid his December mortgage, but actually didn't, finding out  five months later when a bank refused to accept the risk. His credit rating was over 700 but dropped to 580's due to the late payment. The borrower was diligent about paying his bills on time, but made a mistake. There were no other late payments on his credit report, nor were there any other mortgages. Because of Mike's multiple lending resources and not giving up on this guy, he was able to secure financing with a 1 & 1/4 % point drop in the rate, saving the guy $500.00 per month.
